Elm Farm is in the old part of the village of Rustington, just half-a-mile from the sea. The Grade II listed flint farmhouse is set in 3/4 of an acre of well-tended garden, yet it is just two minute’s walk from the front door to the Lamb Inn and the Parish Church, with the shopping parade beyond. Elm Farm has been carefully restored and is now a beautiful, warm and comfortable family house, with accommodation for 12 people. The flat above the garage sleeps 3 and is available by special request. There are four reception rooms, six bedrooms and five bathrooms.

On the ground floor are two spacious reception rooms (the dining table seats twelve), a cosy TV room and the small sitting room. The kitchen is well equipped; there is a walk-in pantry, a utility room and a cloakroom. The downstairs bedroom, with adjacent shower, has two wide single beds and a door to the garden, and is ideal for less mobile visitors. Upstairs, there are 5 bedrooms: the master bedroom with a king size bed and en-suite shower and the second with queen size bed and en-suite bath. One twin-bedded room has en-suite shower. The fifth bathroom is shared by the other twin bedded room and the room with bunk beds. There is an extra upstairs loo.

Central heating, gas and electricity are included in the price, as well as bedlinen, towels and table linen. Elm Farm is a child friendly house and there are toys, games and puzzles for the whole family. A cot and a highchair are available at no extra charge.   

Our gardener has been lovingly tending the gardens at Elm Farm for over 30 years. From the house the eye is led across the lawn to the statue of Pandora and on the left is the dovecot. The rear garden is home to squirrels, white doves and many other birds and it is a safe and secure place for children to play. The side garden provides a sunny retreat for their elders.

Eating outside on the patio is a delight, as is enjoying a glass of wine under the stars on a warm summer evening.
